Our 14-Point Checklist Includes:

Energy Efficiency 1. Assessment of Exhust Fan Function Save energy, avoid mold or peeling wallpaper. 
2. Refrigerator Coil Cleaning A more efficient refrigerator saves energy and money. 
3. Attic Space Analysis Ensure your attic is properly insulated and without signs of water/weather damage.
4. Crawl/Under-Floor Space Analysis Looking for water damage, missing insulation or disconnected ducts, to avoid lost energy or costly repairs. 
Keep You Safe From Potential Emergencies 5. Test/Replace Smoke & CO Detectors Quarterly testing and batteries replaced every year keep you safe in case there's a fire.* 
6. Gas Leak Testing Our ultra-sensitive detectors can find even the smallest gas leaks.
7. Dryer Vent Cleaning Eliminate a major fire hazard, cut your drying time, save energy and extend the life of your dryer.
Keep You & Your Home Healthy              8. Inspect/Clean/Replace HVAC Filters Keep your air circulating and clean, save on energy bills and extend the life of your HVAC system.*
9. Light Bulb Replacement Avoid climbing ladders. We'll change bulbs in hard-to-reach light fixtures inside or out.*
10. Interior Plumbing Analysis Fix running toilets or random leaks and drips.
Keep Everything Working Correctly 11. Garage Door Check/Lube We'll check, adjust and lubricate the entire mechanism so it runs smoothly.
12. Assessment of Door & Window Function Are your latches latching? Glass cracked or broken seals? Screens in good repair? We'll take care of it all. (Some replacement materials provided by client.)
13. Landscape Analysis Inspect landscaping for good separation and slope away from the house to avoid miosture inside. Check for plan/tree roots/ growth against the house. Analyze fences and gates.
14. Home Exterior Analysis Check for dry rot, plugged downspouts, improper calking, all of which can lead to expensive repairs.

After we finish our 14-point checklist we will let you know what we found, then move on to your 'honey do' list. Things like:

  • Adjust Cabinet Doors 
  • Door Adjustments and Repair 
  • Drywall Repairs 
  • Paint and Caulk Touch-ups (You supply the paint) 
  • Weatherization Repairs* 
  • Minor Electrical Repairs 
  • Minor HVAC Repairs 
  • Doorknob Replacement* 
  • Retrofit Handicapped Assistance Devices* 
  • Showerhead Replacement* 
  • Kitchen or Bathroom Faucet Replacement* 
  • Hanging Pictures, Mirrors and More* 
  • Minor Plumbing Repairs for Leaks, Drips 
  • Adjust/Repair Landscape Sprinkler 

Special Projects can be done during your regularly scheduled day, or scheduled separately. (Extra days incur additional fees, at $49/hour. Estimates for Special Projects that can't be done/completed on your monthly visit are Free when you're on our Monthly Home Maintenance Program.) Please let us know if you need any of these things done, as we need to make sure to carry the proper equipment:

  • Window Cleaning**
  • Gutter Cleaning**
  • Moss Treatment on Roof, Sidewalks or Driveways 
  • Walkway/Driveway Pressure Wash 
  • Exterior Home Siding Cleaning 
  • Decks, Walks and Driveway Cleaning and Sealing* 
  • Install or Upgrade Landscape or Exterior Lighting* 
  • Replace Doors, Garage Doors or Windows* 
  • HVAC Duct Cleaning (Sub-contracted to another company) 

*You provide the necessary materials/light bulbs/filters/hardware/etc.

Cosmetic Items (anything that attaches to the home, and paint colors) need to be purchased by you. Don is not an interior designer. His taste will differ from yours. Please purchase these items yourself and have them ready for him to install.

Note: All plans require a one time Home Assessment prior to the start of regular visits. (This visit is free and will be scheduled after you make your first monthly payment.) The Home Assessment is an intensive inspection of your home and its major systems and appliances. This allows us to identify all maintenance materials needed to perform the regular maintenance and to become familiar with your home so that we can be efficient with your time during visits. It also allows us to determine the current status of the house so that we can assess if any items need immediate attention.

(We are unable to repair anything in/on properties that Fox Inspection Group has performed a home inspection on in the last 12 months. TREC Rules, 535.220 Professional Conduct and Ethics(e)(6) applies.)
